Since 2015, we have provided market analysis, public-private partnership structuring, and implementation support across two major redevelopment areas — the 200-acre former Motorola Solutions campus (90N District West) and the adjacent convention center district (90N District East). SB Friedman has helped the Village move from visionary planning through to active development, providing ongoing advisory services.

90N District North - Work Completed

As part of master planning team led by Ginkgo Planning & Design, identified key placemaking elements for suburban mixed-use redevelopment to strengthen the Village's competitive position


Underwrote and negotiated multiple public-private partnerships to facilitate development, including a mixed-use town center on the site’s northeast corner


90N District East - Work Completed

Assisted Ginkgo Planning & Design in preparing an implementable development plan for the 90N District East area anchored by the Schaumburg Convention Center


Led a developer solicitation process for Village-owned land and assisted in structuring a public-private partnership for a mixed-use entertainment district 


Prepared sales tax projections to evaluate the economic and fiscal impacts of a large-scale entertainment anchor 

Overall

Amended the North Schaumburg Redevelopment Area (TIF District) to include additional land area and to update budget priorities


Prepared annual TIF revenue projections to administer redevelopment agreements and plan capital improvements

Results

The developer broke ground on the $465 million Veridian project in 2019, with apartment, townhome, office, and entertainment components now complete and the mixed-use core advancing through predevelopment. In 90N District East, a developer was selected for Village-owned land in 2020, and a large-scale entertainment anchor opened in 2026.
