The Village of Libertyville engaged SB Friedman for development advisory services across two related efforts: a comprehensive plan update and a redevelopment strategy for the South Milwaukee Corridor. Both efforts focused on strengthening Libertyville's commercial base, expanding housing options and guiding future growth in key redevelopment areas. Our work helped the Village evaluate development opportunities, prioritize implementation actions, and identify the public improvements and funding tools needed to advance reinvestment in key commercial and employment areas.
Comprehensive Plan - Work Completed
Conducted a market analysis to assess the development potential of key opportunity sites
Identified implementation strategies for redevelopment areas, including opportunities to strengthen downtown commercial and entertainment uses and diversify housing options.

Results
The Comprehensive Plan was completed in 2020 and received the 2021 Daniel Burnham Award for Outstanding Comprehensive Plan from APA-IL.
The Village has successfully attracted several major office tenants to Innovation Park, the re-envisioned former Motorola campus. For the South Milwaukee Corridor, the Village Board approved the development strategy, which outlined a clear path forward for corridor reinvestment.
