As part of a team led by HDR, Inc., we conducted a market assessment to guide the redevelopment of the Glenwood Resource Center, a state-owned hospital slated for decommissioning.

The Glenwood Resource Center has served as a care facility for people with profound intellectual disabilities and an important employment anchor in Glenwood, a city approximately 25 minutes from downtown Omaha. With the facility anticipated to close in 2024, the Iowa Economic Development Authority initiated a master plan process to explore future uses of the campus.

Visited the site to understand existing conditions and regional development context
Evaluated market potential for residential, industrial, office and retail uses
Participated in a multi-day charrette to engage the community on the redevelopment plan
Worked with HDR to lay out priority steps and investment actions to prepare the site for redevelopment
Results
SB Friedman completed a market assessment, which was used to inform a development program, and presented findings to a stakeholder task force. The final master plan was submitted to the client in 2024. Implementation efforts, including the construction of two new roads connecting the campus to US-34, are ongoing.
