University-Medical BRT Corridor TOD Plan
We are providing market-driven insights to help shape transit-oriented development along a proposed bus rapid transit line in northwest Huntsville.
The University-Medical BRT corridor was identified in the Huntsville Area Metropolitan Planning Organization's 2022 High-Capacity Transit Study as the preferred area for enhanced transit service in the region. Working as part of a consultant team, SB Friedman conducted a market assessment to evaluate development potential near key station areas and help the City plan for land use change along the corridor. We also prepared incremental property tax projections based on the master plan prepared by HDR.
Work Completed
Evaluated the residential and commercial real estate market along a priority section of the proposed BRT corridor
Assessed development typologies that could reasonably be delivered near the proposed BRT line within a 20-year timeframe
Identified opportunity sites with TOD potential, including those near ongoing and planned redevelopment initiatives
Prepared incremental property tax projections to estimate the potential to fund public improvements in the area such as pedestrian and bike mobility enhancements and others.
Results
In August 2025, SB Friedman delivered preliminary findings to support a design charrette in which conceptual plans were prepared for opportunity sites in three clusters along the proposed BRT line. SB Friedman prepared incremental property tax projections resulting from projected development in those three clusters.
